As a home buyer you might think that you can save a bundle buying real estate if you go directly to the listing agent but you would be wrong. The is because the listing agent is under contract with the seller to get the best possible terms and the highest possible price for the seller. While they do have to treat buyers fairly there is no rule that says that they have to cut their commission and lower the selling price accordingly. In fact is makes no sense that a real estate agent would essentially loose money by reducing the commission for someone they have no contractual relationship with.
